A plan has been revealed to build up to 116 homes on the former World of Pets and World of Water site in Timperley.

The 7.2 acre site was acquired from Wyevale Garden Centre in 2018 by property company Harlex, which has been working with Trafford Council to develop a plan to help meet the local authority’s affordable housing target.

The indicative plan reveals that the site can accommodate up to 116 residential homes, including apartments and houses, with at least 45% of them classed as affordable.

The scheme would also include a wildlife corridor and landscaping adjacent to Timperley Brook, which a consultation document says will “secure the future of local wildlife and the ecological value of the brook”.

Harlex says the site – which is enclosed by the Timperley Brook, Wood Lane and Thorley Lane boundaries – is “ideal for a moderately-sized residential development and cannot enable development sprawl”.

It says the scheme would cost £25million to deliver.

James Nicholson, Harlex’s managing director, said: “With more than half of the site being previously developed land, we have an opportunity to deliver an exceptional, sustainable development that sets the standard for new housing in Trafford.

“We’ve worked with Trafford Council to understand its priorities for new housing in Timperley and it’s clear that addressing the high cost of housing is high on its list. That is why 45% of the homes proposed for the site will be available for local people to purchase or rent at an affordable price.”

The original purchase of the land was made using the Residential Land Partnership fund, managed by Schroder Real Estate alongside Palmer Capital.

Wyevale had submitted plans to build 15 detached houses on the site but Trafford Council refused due to the land being designated as green belt.

The site had been allocated for new housing in the Greater Manchester Spatial Framework (GMSF) since 2016, which has now evolved into the Places for Everyone scheme.
