A developer has submitted ambitious plans to redevelop the derelict former Bayer industrial complex on Manchester Road in Timperley.
The three-and-a-half acre site has become a blot on Altrincham’s landscape in recent years, a regular target for vandalism and arson attacks.
But now Laurus Homes has unveiled plans to build a substantial residential development of 33 houses and 29 apartments that would “transform and regenerate this strategic gateway site… into new high quality homes”.
Laurus Homes was launched last week by Trafford Housing Trust (THT), the Sale-based housing association, with the target of building 100 homes for outright sale each year. All of Laurus’s profits will go straight back to the trust.
Larry Gold, director of the new business and Trafford Housing Trust’s chief finance officer, said: “The Trust has an unrivalled knowledge of the Trafford area, its housing market and local needs and we have already successfully delivered a range of new build projects across the borough.”
THT has joined with property company Popecrown Ltd, the Winsford-based owner of the building formerly occupied by pharmaceuticals company Bayer UK, in submitting the application for the redevelopment.
Also involved is housebuilder Redrow, which is building 66 new executive houses to the west of the Bayer site. The majority of that scheme has been completed and sold, but the remaining part of the project relates to properties which back on to the Bayer site.
The planning application claims the development would support the employment of around 200 people, and once occupied would generate £78,000 per year in council tax.
The proposed housing make-up would be 20 three-bed, 11 four-bed and two five-bed houses, with a further 12 one-bed and 17 two-bed apartments. A total of 39 parking spaces would be provided, on top of garage and driveway parking facilities already incorporated in the plans.
The plans will be considered by Trafford Council’s planning committee before the end of the year.
