Plans to build four new family homes on a former nursery site in Bowdon have been submitted to Trafford Council – three years after the development was originally approved.
Developer Mount Crescent Ltd is seeking permission to build four four-bedroom properties on land behind numbers 3 and 4 Grange Road, close to the junction with South Downs Road and Langham Road.
The proposed development would transform a vacant 0.13-hectare site which was previously used as an agricultural nursery and has been described in planning documents as having been derelict and overgrown for many years.
The application is a resubmission of an earlier scheme which received planning permission in June 2023, with subsequent amendments approved in November 2024.
However, the latest planning statement explains that the amended permission has since lapsed, prompting the developer to seek fresh approval.
The proposals, designed by Manchester-based Ollier Smurthwaite Architects, would see four semi-detached townhouses built on the site, each containing four bedrooms.

The scheme also includes eight car parking spaces, eight cycle spaces, landscaping, boundary treatments and alterations to the existing access from Grange Road.
The land slopes downwards from north to south, meaning some regrading would be required to accommodate the development.
The site is surrounded by existing residential properties, including older terraced and semi-detached houses and more recent townhouse developments.
Although the main development site falls outside the Bowdon Conservation Area, the access from Grange Road lies within its boundary.
A Planning and Heritage Statement prepared by Paul Butler Associates on behalf of the developer argues that the location is suitable for new housing because of its proximity to Bowdon village, Hale and public transport connections.
The planning history of the land stretches back several years, with previous proposals including a five-apartment development which was withdrawn in 2022 and an earlier scheme for four houses approved in 2018.
Trafford Council will now consider the latest application before making a decision.
