Miller Homes gets green light for 76-home development on former World of Pets site

The first homes will be released for sale later this spring.

Miller Homes has received final planning approval for its new 76-home development in Timperley, located on the former World of Pets site on Thorley Lane.

Construction is set to begin on the Thorley Glade scheme, which will include a significant affordable housing component, with 34 properties (45% of the development) designated as affordable homes through either shared ownership or affordable rent arrangements.

The remaining properties will be available on the private market, with prices starting from £624,995.

The development will feature a mix of three to five-bedroom family homes, each designed with open-plan kitchen and dining areas, home working spaces, private gardens, and off-road parking or garages.

In line with modern sustainability standards, all private homes will come equipped with electric vehicle charging points and solar panels.

Energy-efficient features including A-rated appliances and enhanced insulation are expected to save homeowners approximately £979 annually on energy bills compared to older properties.

As part of the planning agreement with Trafford Borough Council, Miller Homes will contribute £298,190 toward local education provision and deliver biodiversity improvements on the site. The development is also subject to a £569,885 Community Infrastructure Levy that will support local services.

The first homes are expected to be released for sale later this spring, with the initial properties ready for occupation before the end of the year.
