Thinking of taking on a holiday let in North Wales? Here’s what you need to know

Around one in 10 people in the UK own a second home, according to The Guardian.

Around one in 10 people in the UK own a second home, according to The Guardian.

Many second home owners choose to go down the traditional long-term let route, while others go for a holiday letting.

Menai Holiday Cottages is one of the leading holiday letting agencies in North Wales, managing over 420 properties across the region.

Here, Luke Edwards from Menai Holiday Cottages has a few tips for anyone interested in purchasing a holiday let.

Location, location, location

It’s your property so it’s up to you where you want to stay. But balance is important – you want a property you can enjoy, but one that attracts guests and makes them visit time and time again.

The number one feature that guests look for is a garden! Whether it be for their family or dog to enjoy, a garden is key. Guests also like to be close to local amenities such as a shop or a pub.

Making your property dog-friendly can really make a difference

A dog makes a difference

Around one in three holidaymakers take their beloved dog on holiday with them. Not everyone can accept a dog in their property due to allergies for example, but if you can, it really does make a difference.

Added value with extra features

Additional features – such as a hot tub for summer and a wood burning stove for the winter – can really make your property stand out. They are always popular with guests – and as it’s your house, you can of course enjoy them too!

Going the extra mile

Extra touches such as welcome packs, a bottle of milk in the fridge and a cake always go down well.

Make sure you also have all the guides for all the appliances and any other information you think the guest may need.

Leaflets are also a great idea. Most people won’t be familiar with the area, so some guides and maps for local areas and attractions are great.

Finance and security

Make sure you have ticked off all the insurances and health safety obligations from the beginning. A good letting agent will be able to guide you through these steps.

A good accountant is a must. Consider it an investment, they will be able to save you money in the long run!

Finding the right agent

Some people choose to market their properties themselves. The downside of this is the time involved in managing bookings, marketing your property and much more. Most individuals don’t have the resources to be able to reach as many potential guests as an agent can.

Level of service is key as well – you want an agency that can take care of most things so you can sit back and relax knowing your property is in safe hands.
