Plans have been revealed to convert Clarendon House in Altrincham town centre into 68 apartments.
The redevelopment would completely reimagine the 1970s brown brick building on Stamford New Road, previously offices and the former home of Altrincham Library.
The 68 “high quality” one and two-bed apartments, including 12 affordable homes, would require the building to be extended upwards by two storeys.
The application has been lodged by Citihaus, a company set up by the directors of Manchester-based Factory Estates.
Citihaus has acquired the 33,800 sq ft building from Trafford Council and Bruntwood Works, who jointly own the Stamford Quarter of which Clarendon House is part.
Clarendon House previously had planning permission in place for a 60-apartment scheme, but the new application evidently replaces those. In 2015, there were plans for a 42-apartment development.
In total, the new scheme would comprise four studio apartments, 25 one-bedroom apartments, 34 two-bedroom apartments and five duplexes with three bedrooms each.
Andrew Leaver, director at TP Bennett, architects for the scheme, told Place North West: “Clarendon House is in need of a new lease of life. Our proposal retains the existing structure, which marks the entrance point to Altrincham, with a design-led retention and reappropriation of the vacant office site to provide new homes and a lively retail offering to the streetscape.”
The plans also propose converting some vacant retail space into offices and leisure accommodation, as well as improving the public realm around the site.
The plans form part of a bigger masterplan for the Stamford Quarter.
In January, Trafford Council approved the transformation of the former Rackhams building into a major new mixed-use development called Foundation.
The former House of Fraser department store – which closed down in August 2020 – will be turned into 50,000 sq ft of commercial workspace and 25,000 sq ft of retail and leisure space on the ground and lower ground floors.
