Broadheath industrial estate on former Cartwright Group site hits market for £43m

The 11.4-acre site was completed earlier this year.

A new industrial estate in Broadheath has hit the market - with a starting price of over £43million.

Broadheath Networkcentre, located on the 11.4-acre site formerly occupied by the Cartwright Group, comprises 206,000 sq ft of high-quality accommodation.

The site was acquired following the Cartwright Group's demise in 2021 by Network Space, a commercial real estate developer and investor operating in the North and Midlands.

It's since been redeveloped as 25 high-specification industrial units ranging from 2,080 to 41,738 sq ft, and was completed in February 2024.

67% of the site is now let or under offer, with tenants including Maersk, National Trust, Options Greathire, Xpand Logistics, Socotec and Torque Golf.

It has now been put up for sale by B8RE for offers above £43,060,000, subject to contract and exclusive of VAT.

Simon Wood, investment director at B8RE, said there was an "acute shortage" of similar industrial schemes in Altrincham and South Manchester and that he expected the site to follow Trafford Park in achieving rents of "up to £19.80 per sq ft".

The redevelopment of the Broadheath site was supported by a £23m loan from Trafford Council.

"Delivering this new scheme so quickly on a site that had been the subject of a business administration with the consequential loss of jobs and investment was especially important to us.

“We’ve worked very closely with Trafford MBC and others to ensure that we developed a first-class scheme that delivers the very best outcomes for all stakeholders."
