Plans to turn two historic Altrincham pubs into residential housing and a care home have been rejected.

Local construction company New Care (Altrincham) Ltd had proposed to demolish the Pelican Inn and adjoining Altrincham Lodge Hotel on the 1.7acre Manchester Road site and replace them with a 75-bed care home and a 22-home apartment block.

Meanwhile, Churchill Retirement Living had resubmitted a plan to build 59 apartments and nine retirement cottages on the site of the Hare and Hounds on Wood Lane in Timperley.

Both plans have now, however, been refused.

We reported in June how New Care had appealed to the Planning Inspectorate after Trafford Council missed its deadline for a decision on the Pelican project because of an administrative backlog.

The proposed plan for the Pelican

The Planning Inspectorate considered the appeal but dismissed it on October 14th, meaning planning permission is refused.

It said the loss of the Pelican “would result in unacceptable harm to the historic character of the area” and that the “size, appearance and detailing of the proposed replacement buildings would result in incongruous additions to the street scene”.

The distinctive Tudor revival-style pub, built in 1931 and designed by renowned architect George Westcott, closed during the Covid lockdown in 2020.

Trafford Council has now refused a second application regarding the Hare and Hounds in Timperley.

Its planning committee said the proposed development “would introduce an uncharacteristic and visually inappropriate development in this prominent location which would cause significant harm to the character of the area”.
