Miller Homes plans 75 new houses in Timperley after acquiring former World of Pets site

The 7.2-acre site, which is located off Thorley Lane, was sold by property company Harlex.

Construction of a major new residential development on the site of the former World of Pets and World of Water site is set to start in early 2025 after the site was acquired by Miller Homes.

The 7.2-acre site, which is located off Thorley Lane, was sold by property company Harlex - who had acquired it from Wyevale Garden Centre in 2018 - for an undisclosed sum.

Harlex had secured outline planning permission to build up to 116 homes on the site, after a battle with Trafford Council.

Miller has now revised the plans to 75 energy-efficient, new-build homes, which are subject to consultation and design panel reviews.

A reserved matters planning application for the scheme, named Thorley Glade, is being drawn up for submission over the coming months.

It's hoped that work on the development will begin in spring 2025, with the show home ready by July 2025 and the first homes completed in August 2025.

A Section 106 agreement is in place with Trafford Borough Council, which will ensure that substantial funds are injected into the area to support education, transport, green networks, ecological corridors and infrastructure. Play facilities will also be provided.

David Brackley, Regional Operations Director at Miller Homes, said: “The purchase of Thorley Glade not only aligns with our vision for expansion, but also represents a significant milestone in our commitment to delivering high quality homes in desirable locations in the North West.

“We are committed to using our longstanding expertise to enrich the local community and this development will respect and reinforce the existing residential character of Timperley.”

The total scheme would comprise 41 private homes and 34 affordable houses.

The private homes would include six three-bed, 24 four-bed and 11 five-bedroom properties. The homes would range from 1,069 sq ft to 1,577 sq ft.
